Selling Your Home in Venice, FL: 6 Key Trends from Google

If you're thinking of selling your Venice FL home or condo, you've probably heard that 90% of buyers start their search online.

Great statistic, but as with all things web-related, there's a treasure trove of information just below the surface.

Google recently published 6 Key Trends for Homebuyers, showing what home buyers are looking for once they are online.  Some of them apply to the Venice, FL real estate market, and some do not.  Here's the breakdown:

1) Google searches for housing peak in July, with the number of searches at their highest point since 2008.  It's pretty well known that real estate activity in Florida and Venice in particular is highest during our "season", but the national statistics cited by Google help to partly explain why I believe we are becoming increasingly more busy in the summer months as well as "season".

2) Millennials are finally getting ready to buy.  While most people joke about the average age of the Venice resident, the fact is that Venice attracts significant numbers of millennials and families, with affordability being a key selling point for Venice FL real estate for this group of buyers.

With added new millenial buyers entering the market to buy, expect more competition and rising prices for Venice real estate.

3) Buyers are using mobile devices to search for homes.  It's imperative that agents have a website in the first place, and then have either a mobile-designed site or a mobile app available.

Both are available on my website, at www.davidbarrhomes.com for buyers searching for Venice real estate.  It also means that the Open House may be making a comeback, since most mobile searches involved those keywords, and were used to search for homes while buyers were out looking at neighborhoods.

4) Mobile home searches are increasing, driven by downsizing retirees and increasing real estate prices.  More younger people may be moving into the mobile home market than ever before.  I have a financing source for mobile homes that will expand the pool of potential buyers for you.

6) Vintage is back.  Luckily, the Venice area has vintage in spades.  Take this cue to uncover and recondition that terazzo flooring, and to spruce up that mid-century home with light, neutral paint colors.  If you have kitchen cabinets in good condition, don't replace, just re-face or paint to emphasize the vintage appeal of your home.
