Season is over and it's time for an update on where we are in Manasota Key.  This quick analysis is for single family homes only. I compared the past 90 days to the previous period.  Units sold increased as did median sales price, but the list price to sales price ratio decreased, as more sellers negotiated off list price. Manasota Key Beach Before and After

Everybody hears the stories about beach erosion in Florida, but nobody reports on what we in the real estate business call beach accretion.  It's a natural process of our beaches and thankfully it's happening on parts of Manasota Key. The Slow Pace of Sales on Manasota Key

I just checked the sales data for the past 90 days for Manasota Key single family homes. Only 9 homes had sold, and of those, the median list price to sales price ratio was 86%.  This number is far too low in a seller's market.  Even worse, the median number of days on market for these sold homes was 571. We are definitely getting into fall.  The mainland just off Manasota Key has to be one of the foggiest places on Earth. These were taken from the south bridge to Manasota Key at Beach Road.

Lots of people are familiar with Longboat Key and Siesta Key, but when I ask potential buyers about Manasota Key, I usually get a "Huh?". Properties on Manasota Key have an Englewood address, with the northern 2/3 of the island in Sarasota County and the southern 1/3 in Charlotte County.  Manasota Key has wide beaches and lots of real estate opportunities for beachfront homes, unlike Siesta Key or Longboat Key that are dominated by condos. My Real Estate Philosophy

Inman News is the real estate version of the Wall St. Journal for real estate agents and brokers.  I gain a lot of valuable information from this source, as well as engage in interesting debates on articles posted by contributors to Inman. I recently got involved in a debate with an Inman contributor who says that forcing people to register to view homes for sale on their website, resulted in more leads. The contributor used terms I consider old school.  Do you want to be "captured", "forced", or "taught" while you are looking for homes online?  I find those terms outdated, and a bit rude.  I believe that you as a prospective home buyer or seller who is looking for homes online should not be treated like internet prey.
