Tucked away in Venice FL is the very nice single family home neighborhood of Blue Heron Pond.

Located off Venice Avenue just east of the Jacaranda traffic circle, Blue Heron Pond's 102 residences are the perfect example of a small neighborhood with a low HOA fee.  All homes are 3 bedrooms and 2 baths with 1800 to 2300 square feet of living space.

With no manned guard gate and no community pool, Blue Heron Pond's HOA fee is only $576 annually.  Homes here are not maintenance free, so homeowners are responsible for irrigation and lawn maintenance.  There is no clubhouse or community pool, but a survey of the homes from my exclusive aerial footage shows about 2/3 of the homes have private pools.

Blue Heron Pond was built by local builder Caithness Construction, who has a good reputation for quality.  Most homes were built between  2003 and 2005, well before issues with Chinese drywall became a concern in our local market.  The concrete block and tile roofs have stood up well.  Most homes have an open floor plan concept with split bedrooms that today's buyers will appreciate.

New Sarasota County Flood Maps

Sarasota County has come out with new flood zone maps that have everyone talking. Take a look at how the new preliminary flood zones affect the South Venice area: South Venice FL flood map The darker green shows the existing FEMA AE zone, and the lighter green shade shows the preliminary changes to the 2016 AE flood zone. Are there homes in Palmer Ranch the same distance to a beach, as a home located east of I-75?  Yes, they do exist.  You'll be surprised to know that both Toscana Isles and Willow Chase are almost the exact same distance to Nokomis Beach .
