New Homes in Venice FL: Grand Oaks

The Berkshire Hathaway Venice sales team had a meeting at the new home community Grand Oaks in Venice, FL a couple of days ago.  I was inspired by their design team to blog about how important color choices can be for today's home buyers.

Grand Oaks is a small gated and walled community of 55 homes, located on Venice Avenue near the intersection with Jacaranda.  A brand new Publix is within walking distance, and it's just 3 miles to downtown Venice.  Grand Oaks has no CDD fee, with monthly association and maintenance fees of only $199.  A rare combination for a new home community!


I was especially impressed with one of their model homes, in particular, the color palette and decor.

Home sellers and property investors can take inspiration from designers hired by new home builders to help stage or renovate properties to appeal to today's buyers.

The Sabal model home (starting at $291,900) in Grand Oaks was open, bright, and used color sparingly to help create a visually pleasing effect that also made the home appear larger.  When selling a home, remember that color is a very personal choice for a potential buyer.  The spare use of color helps buyers visualize their own decor and furnishings.  

When you're getting a home ready to go on the market, don't underestimate color choices in flooring and kitchen cabinets.  These items are as visually important to a potential buyer as paint color is on walls.  The model home in Grand Oaks successfully used a whitewashed laminate that blended well with the white kitchen cabinets and the neutral wall color.

New Sarasota County Flood Maps

Sarasota County has come out with new flood zone maps that have everyone talking. Take a look at how the new preliminary flood zones affect the South Venice area: South Venice FL flood map The darker green shows the existing FEMA AE zone, and the lighter green shade shows the preliminary changes to the 2016 AE flood zone.
